Brookhaven – A Double-Sided Monument Sign Design with Integrated Address Identification
A Double-Sided Monument Sign Design with Integrated Address Identification
3D Sign Factory produced a custom monument sign for Brookhaven Luxury Apartments, combining property identification, dimensional lettering, architectural framing, a stone-pattern base, and a vertically integrated street number panel.
The finished structure follows the approved 3D concept closely while giving the property name and address two clearly defined visual zones within one coordinated monument sign design.

PROJECT OVERVIEW
The Brookhaven monument signage design is based on a clean, contemporary composition.
A large rectangular identification panel carries the property name “BROOKHAVEN” in modern dimensional lettering, while the script-style “Luxury Apartments” copy introduces a softer visual element below.
A long horizontal divider separates the two lines and reinforces the width of the primary sign field.
To the right, the address “442” is arranged vertically on a contrasting architectural panel. This gives the street number its own highly visible zone without competing with the property name.
The entire assembly sits above a low stone-pattern monument base, visually grounding the otherwise minimal black, cream, and neutral-toned design.
THE CHALLENGE
Apartment monument signs often need to communicate several types of information at once.
For this project, the design needed to identify the property clearly while also making the street address highly visible.
Key considerations included:
- Creating a strong visual hierarchy between the property name, descriptor, and address
- Integrating the vertically stacked “442” without making it feel like a separate sign
- Maintaining a clean contemporary monument sign design
- Balancing modern block lettering with script-style secondary copy
- Creating visible dimensional depth without overcrowding the sign face
- Coordinating the primary sign panel, architectural frame, address panel, and monument base
- Preserving the design on both the front and back faces
- Translating the 3D concept into a dimensioned fabrication layout
THE SOLUTION
The finished sign separates information by function.
The main cream-colored field is dedicated to the Brookhaven identity. The property name occupies the upper half of the panel, followed by a long horizontal rule and the smaller “Luxury Apartments” descriptor below.
The address is removed from the main copy area entirely.
Instead, “442” occupies a narrow vertical panel on the side of the monument. This allows the numbers to be substantially larger while maintaining a clean primary sign face.
Dark trim around the upper structure creates contrast and visually frames the lighter panels.
At ground level, the stone-pattern base introduces texture and gives the monument an architectural foundation.
DIMENSIONAL PLANNING
According to the production drawing, the complete monument is approximately 6 feet wide and 5 feet high.
The upper sign structure is approximately 4 feet 1 inch high above the base, while the drawing also establishes the relationship between the main identification panel and the narrower address section.
The side elevation shows an approximately 10-inch upper structure depth and an approximately 1-foot-6-inch base depth.
These proportions are especially important in a monument signage design like this because the address panel is intentionally asymmetrical.
Rather than centering every element, the monument uses visual weight strategically. The broad property-name panel dominates the composition while the narrow address tower provides a strong vertical counterpoint.
SYSTEM ARCHITECTURE
The visible design is organized into several distinct layers:
- Stone-pattern monument base
- Dark horizontal base cap
- Main light-colored identification panel
- Dark architectural outer frame
- Contrasting vertical address panel
- Raised dimensional “BROOKHAVEN” lettering
- Horizontal divider element
- Raised script-style “Luxury Apartments” copy
- Large vertically arranged dimensional address numbers
This layered approach allows a relatively simple rectangular monument to gain depth through projection, contrast, typography, and changes in surface treatment.
TYPOGRAPHY AS PART OF THE DESIGN
One of the defining features of this project is the contrast between its two primary type styles.
“BROOKHAVEN” uses clean, widely spaced uppercase lettering. It feels contemporary, architectural, and easy to read from a distance.
“Luxury Apartments” uses flowing script lettering underneath.
Instead of making both lines compete visually, the monument gives each a different role. The property name establishes identity first, while the script adds character and describes the type of development.
The horizontal divider creates a deliberate pause between the two.
THE ADDRESS AS AN ARCHITECTURAL FEATURE
The street number is not treated as a small secondary label.
Three large dimensional numerals form a vertical “442” along the right-hand side of the sign.
This creates a strong wayfinding element that can be recognized independently of the property name.
Integrating the address into the architectural layout also avoids adding a separate number plaque later, helping the completed monument remain visually unified.
MATERIAL, TEXTURE, AND RELIEF
Although the overall palette is restrained, the project combines several visibly different surface treatments.
The smooth light-colored sign field contrasts with dark dimensional lettering and trim.
The stone-pattern base introduces irregular texture, color variation, and the visual weight associated with architectural masonry.
Above it, the cleaner geometric sign body creates a contemporary contrast.
The result is a monument sign that combines architectural texture at the base with a modern, highly controlled sign face above.
DOUBLE-SIDED MONUMENT SIGN DESIGN
The production drawing includes both front and back views.
The Brookhaven identity is carried across both sides, allowing the property to be identified from either direction of approach.
The address-panel relationship changes naturally with the viewing direction while the overall monument architecture remains consistent.
For apartment communities, residential developments, commercial entrances, and other roadside applications, double-sided monument signs can provide effective identification without requiring separate structures for opposing traffic.
IMPLEMENTATION PROCESS
Step 1 – 3D CONCEPT DEVELOPMENT
The sign was first visualized as a complete architectural monument, allowing scale, typography, address placement, and the relationship between the upper sign body and base to be evaluated together.
Step 2 – PRODUCTION DRAWING
The approved concept was converted into a detailed drawing showing front, back, and side views. Overall dimensions, major panel dimensions, structural depth, copy placement, and component relationships were established before fabrication.
Step 3 – COMPONENT FABRICATION
The main identification panel, dimensional copy, address panel, framing elements, base components, and other visible elements were fabricated according to the approved design.
Step 4 – FINISHING AND ASSEMBLY
The individual elements were combined into the completed sign using the project’s restrained palette of light surfaces, dark trim and lettering, neutral address-panel tones, and stone-pattern architectural texture.
Step 5 – SHOP REVIEW
The completed monument was photographed prior to final site installation, allowing the proportions, copy, dimensional elements, finishes, and overall relationship to the original concept to be reviewed together.

WHY THIS MONUMENT SIGN DESIGN WORKS
Among the many types of monument signs used for multifamily developments, apartment entrance signs need to balance branding and wayfinding particularly well.
Residents, visitors, delivery drivers, contractors, and prospective tenants may all approach the property with different information needs.
The Brookhaven design establishes a simple hierarchy: first, the property name; second, the apartment designation; third, the street address.
Instead of forcing all three into the same graphic field, the monument signage design gives each one an appropriate amount of visual space.
This creates a cleaner sign while keeping the address highly prominent.
APPLICATIONS FOR SIMILAR MONUMENT SIGN DESIGNS
A similar architectural layout can be adapted for:
- Apartment communities
- Condominium developments
- Residential subdivisions
- Senior living properties
- Student housing
- Mixed-use developments
- Commercial entrances
- Office complexes
- Hospitality properties

Why is the address positioned vertically?
The narrow side panel allows the street number to be substantially larger without reducing the space available for the primary property identity.
Are the letters dimensional?
Yes. The completed project photographs visibly show raised property-name lettering, script lettering, divider elements, and dimensional address numerals.
Can an apartment monument sign combine different lettering styles?
Yes. This project combines contemporary uppercase lettering with script copy while maintaining a clear hierarchy between primary and secondary information.
Can stone-style architectural details be combined with a modern monument sign design?
Yes. In this project, the textured stone-pattern base visually anchors an otherwise clean and modern upper sign structure.
Can the same general layout be customized for another property?
Yes. The dimensions, address format, typography, colors, textures, and architectural details can be adapted around the identity and requirements of another development.
